The HomePath Advantage Program is Southeast Home Loans' down payment assistance grant designed to help qualified buyers get into a home with little to no money out of pocket. Unlike most assistance programs, this is a true grant — not a loan, not a second lien, and not something you ever pay back.
No penalty for good credit. Buyers with 640+ scores can use conventional financing instead of being pushed into FHA.
FHA buyers receive up to 3.5%. Conventional buyers receive up to 3%. Applied directly at closing.
Open to all qualifying buyers — repeat buyers and first-timers alike. No restrictions based on prior homeownership.
No second lien means no recapture issues. If rates drop, you can refinance without the complications tied to other DPA programs.
