HomePath Advantage Program

The HomePath Advantage Program is Southeast Home Loans' down payment assistance grant designed to help qualified buyers get into a home with little to no money out of pocket. Unlike most assistance programs, this is a true grant — not a loan, not a second lien, and not something you ever pay back.

TRUE GRANT — NEVER REPAID. NO SECOND LIEN ON YOUR PROPERTY.

Works with FHA and Conventional Loans

No penalty for good credit. Buyers with 640+ scores can use conventional financing instead of being pushed into FHA.

Grant covers up to 3.5% of purchase price

FHA buyers receive up to 3.5%. Conventional buyers receive up to 3%. Applied directly at closing.

No first-time buyer requirement

Open to all qualifying buyers — repeat buyers and first-timers alike. No restrictions based on prior homeownership.

Streamline refinance eligible

No second lien means no recapture issues. If rates drop, you can refinance without the complications tied to other DPA programs.
